Self storage. You choose the right facility to keep you property safe and secure. You can sleep easy knowing that you’re stuff is guarded from thrives and vandals. What happens, though, when you property is sold out from under you from the people you pay to protect it?

That’s what one tenant of a self storage facility managed by Extra Space Management claims happened to her. ESM claims she didn’t pay her rent.

Certainly a tough spot to be in by either party. Self storage facilities make there money from loyal tenants, that’s the structure anyway. Selling a tenants belongings is usually a last resort to compensate for losses accrued over a usually long spam of time.

Starting the year off with a sonic boom

What a way to start the year, we are completely slammed!

After my eyes get back above water I’ll post some shots of some recent projects. I have been lucky enough to have detailed some projects within driving distance, so I have had more field trips lately. Normally we detail work across the country and as soon as we turn the project over to our customer e never hear about it again, so this is a much welcomes change of pace.

A few of my customers have really stepped up there game, which has led me to step up mine. Doing some exciting stuff, can’t wait to share some things with everyone.

The first picture is a metal building we food the shop drawings for all the way through, we are seeing the main frames.

The New Year

Well, it’s been a while since I have had the time to sit down and write a few things, so here it goes.

Lobby Framing

Last year was definitely a much better year than 2010 but with an election year coming up I am curious how 2012 will compare to last years. Of course there is only one way we are going to know for certain, I can’t help but wonder.

Things are off to a bit of a promising start as they were last year, maybe even a little better in fact. We have 3 jobs that we have been given all a verbal on, and we have bid a few more respectable sized to take off in the 2nd quarter.

Self Storage new construction seems to be down overall in comparison to the larger brands buying up distressed facilities for pennies on the dollar when compared to new construction. Also by judging the Messenger magazine, major cities seemed to be oversupplied or saturated with self storage sq.ft.

No matter, happy new year, and lets hope self storage construction will see a rise again.

Super busy

We have been super busy lately. It seems that all the work we have bid is finally starting to then loose . We detailed a nice two story close by and they have just poured the slab on it so we should get some pictures rolling in soon. Also detailed a nice three story close by and they are not to far from breaking ground on it as well. Stay tuned for some good updates.


Federal Website Lending Self Storage a Helping Hand

(Holly Robinson) There is one thing that is really frustrating about the law. Even though it is in place to protect us from others and in some cases protect us from ourselves it can be a pain in the neck to understand. Too often, especially for small business owners like those in the self storage industry, we don’t know we did something wrong until it is too late and we have to pay for it (literally and metaphorically).

Maybe the federal government, more specifically the Department of Labor, is tired of fielding so many phone calls just asking questions or they actually want to keep people out of court. Whatever the reason for it, they have launched a series of online advisers to help answer whatever questions people may have about federal employment laws.

Self Storage, Mini Storage Now Eligible for SBA

There has been a LOT of buzz surrounding the new legislation granting self storage some of the SBA kool-aid. Hopefully we’ll see an increase in self-storage construction as a result

(John King) SBA loan guidelines were changed recently to allow self storage/mini storage or mini warehouse businesses as an eligible business type.

Previously self storage facilities were only eligible if more than 50% of the business revenue came from sources other than monthly rents or from what the SBA considered “sufficient services.” For instance, a U-Haul Self Storage business with a mini storage and a rental business had a decent chance at being eligible under the old guidelines.

Selecting the right RV Storage

Deep in the city you will find a wide variety of Self Storage and R.V. Storage. Anything you want from climate controlled to non-climate, two story, four story, records storage, vehicle storage, wine storage, R.V. Storage, you name it and you bet you can find it. However the further out away from the city you get, the more land people have and the less likely they are to store it because after all they have enough land to put their own 10×20 or what have you. R.V. Storage however, that seems to work just as well in major cities as it does rural areas. River City Design has designed several types of R.V. Storage facilities. Some of our more common types are the single canopy top’s with yellow stripes for parking, the fully enclosed, and the 3 sided bldg. We have designed a few of the “condo” style but they are not as common as the others mentioned

(Drive your life to future)Nowadays, storage is a major problem being faced by many people. The space in their garage or attic just isn’t enough to store the large quantity of stuff that they possess in their homes. There is also the problem of storing away things that are used only occasionally like RVs and boats. RV storage and boat storage all require large space as well as security. The only concern how is to get those large spaces for storage of these things. The solutions are definitely available; the only thing needed is to look in the right place.

Climate Controlled Self Storage to Protect Your Valuables

We have been designing climate controlled self storage for quite some time. These days it is pretty rare for us to design a storage facility without at lease a couple of climate controlled buildings on it. We have come across several types of climate controlled self storage but the one that seems to work the best is the full 4″ solid continuous insulated wall. We simply turn the studs 90 degrees from their normal orientation and attach partition panels to each side of the stud with 4″ insulation in the middle with 3-4 runs of double sided tape to keep it in place. Some of these articles require a low humidity environment for their preservation. Some of the storage options are so good that they protect valuables from molds, mildew, paper rot, mites, and degradation by maintaining low humidity.

Drawing Self Storage

We have a new video up, and it’s the first in a series. The first video “Drawing Self Storage #1” is a demonstration of a very basic building unit layout. It is a very easy way to see what units you have where in your building.

This is an actual project and will be updating with videos and taking you through the whole process of drafting these construction drawings and doing a bill of material’s (material list) from front to end.
